Believing in the multiple posts by the Stahl Marketing group is a sad misrepresentation of the true nature and operations of this property. After being a resident here for many years I would regularly recommend this property...not anymore. My rent has steadily increased, as is to be expected, but the operations and care for this property has drastically decreased - which is unexpected. The attractive quality of this property used to be its affordability in the Uptown area, but their prices are no longer competitive since their new ownership came on board. For only a few tens of dollars more a month you can find a much more decent property, in the same area, with better management. This property is severely lacking and below are the areas in which they do so: Parking - This is a major issue. If you have a decent car at all and care for it, think twice about this property. I have multiple dings and dents in my new car because the spaces here are not clearly defined by their paint marks but also because the spaces are poorly and unevenly measured. Some are much smaller than others making for tight quarters where doors cannot be opened with ease. For as much as they've raised residents rent in the last few years this could really use a fresh, professional coat of paint. Management - It used to be that this property had very qualified and friendly managers and staff. Now there are very unruly, testy and down right rude staff and management here. Their tactics of being rude to residents is simply uncalled for and a quick way to lose them. For as much as they have raised rent in the last few years the least they could do is hire more friendly, qualified staff. Gated Access - They might as well tear the gates down. The gated access system is an awful mess. Many of the bars are rusted and the walk through doors are poorly maintained - using a key often doesn't work. The vehicle access is not only broken 90% of the time but it's also a manual punch-in-code system and it as no ringing capability to your unit. This is a very dated system and for as much has they have raised residents rent in the last few years could really use an update. Crime - Car break ins are a regular crime here. Shards of broken auto glass is often seen in the parking lot. On average, once a month. Mail - The mail boxes here have taken their toll. The boxes are often broken and many of the doors are warped enough for an easy mailbox thief to grab any mail they want quickly. This could often lead to identity theft and it is a ticking time bomb. Mail is also often scattered all over the mailbox area and is an unsightly eye sore. Pets - Pets are welcome here and is a regular part of the community, however residents have a hard time picking up after them. This might be because there are never any plastic bags available in the pet stations and also because the management has threatened residents not to walk pets by a mailbox, where a pet station happens to be located. This makes no sense whatsoever and it would be wise to refill the plastic bags if you want residents to pick up after their pets. The rent has been raised plenty to supply this small need for pets. Grounds - The grounds here used to be very well maintained and beautiful. Now it's very much an afterthought. The breezeways are often littered with trash and cigarette butts. The once beautiful grass has been left to burn and brown. This might be because the sprinkler system is not cared for and gets more cars wet than actual grass. All the trees and shrubs are over grown and are quite the eye sore. Landscaping is a big deal to residents and with as much as the rent has been raised, should be kept up accordingly. Pools - The pools here would be usable if neighbor kids, who were not residents here, would quit using them. Also, the pools are poorly maintained anyway. They're often filthy with debris and clouded with over chlorination. The outdoor pool furniture is also wore and tattered to the point of non-use and could use replacing. The rent has been raised enough to do so. Air Conditioning - In Texas central heat and air is a big deal. The property used to care of for the A/C units regularly and change air filters monthly. Since new ownership, air filters have not been replaced and the A/C units are not cared for anymore. The A/C units themselves are extremely old and could use replacing. They cost on electricity for one of these older units is well beyond what anyone should be paying for a comfortable indoor temperature. Also the apartments have not been properly sealed to help keep precious air from escaping and all units have their original sealant since first being built in the 80's. There's much more that could be gone on about but these are the major issues being dealt with as a long-term resident. This is not home anymore and is such a disappointment. Paying a little bit more in rent each year is understandable and appreciated, as long as property operations are maintained or even improved, but for such an increase over several years for everything to decline like it has is a slap in the face to such good and loyal residents.
